Mr. Shantanu Anindya Patil, Aged: 18 Years, Occ:- Student, Residing at Flat No. K-703, Hari Om Society, Near Shivanand Gardens, Kothrud, Pune, Maharashtra –– 411038, of Pune, Indian Inhabitant to be our true and lawful Attorney to do, all or any of the following acts and things in my name viz,
1. To sign, execute, admit execution, present and lodge the agreement, lease, conveyance, and documents for registration and admit execution thereof before the Sub-Registrar or Registrar of Assurance.
2. To sign, execute Leave & License Agreement for our properties in Pune as mentioned in Annexure – 1.
3. To sign, execute Leave & License Agreement for any properties.
a] To let on lease, Leave & License or grant license to use any such Flats, houses, lands tenements and hereditaments from month to month or for any term or terms of years and upon such conditions as the said Attorney shall think fit. To take or enter in to possession or receipt of the rents and profits and income of all immovable properties in Pune or elsewhere which are now or which may hereafter be vested in us..
b] To pay, settle, adjust and allow accounts claims and demands for rent assessment and repair and other outgoings in respect of the same premises.
c]To collect and receive of and from the tenants, licensees, and occupiers of any such immovable properties all rents, license fees, profits and sum of money now due or hereafter to become due for rent or for use and occupation thereof and to take all lawful proceedings by way of distress suit or otherwise for recovery of all arrears of rent profits or compensation now due or hereafter to become due to me.
d] To make allowances to and agreements with all or any of the tenants, licensees or occupiers, for the time being of any such immovable properties and to determine tenancies and give notices to quit and to enter under the powers reserved in any leases or otherwise and to accept all lawful proceedings and means for evicting and ejecting defaulting tenants and occupiers from all or any of the said properties determining the tenancies or occupations thereof and for obtaining recovering and retaining possessions of all or any of the premises held or occupied by such defaulters.
5. To take possession of my immovable or movable property, Flat, land , from builder/Housing Society or any other person /Organization/bank.
6. To Purchase and sell any of my share investments in Share markets i.e. in NSE-National Stock Exchange and BSE-Bombay Stock Exchange. Or any other Share Market in India.
7. To Purchase and sell any of my Physical shares investments in Share markets i.e. in NSE-National Stock Exchange and BSE-Bombay Stock Exchange. or any other Share Market in India.
8. AND I HEREBY FOR Our self, Our heirs, executors and administrator agree to ratify and confirm all and whatsoever Our said attorney or any substitute acting under them shall or purport to do or cause to be done by virtue of these presents. In witness whereof we the Executant, Have put our hands to this General Power of attorney on this 1st day of January, 2016, At Pune.
